Data Source
The tool is built using open transaction data made publicly available by the Dubai Land Department (DLD) through Dubai Pulse. No private or proprietary datasets are used.
Asset Scope
The current version focuses exclusively on residential flats. Other property types are not included in order to maintain comparability across unit-level analysis.
Transaction Filtering Logic
Transaction selection aligns with DLD classifications:
- Off-Plan: "Sell – Pre Registration" transactions only
- Ready Market: "Sale", "Sell" and "Sale on Payment Plan" transactions only
Noise Reduction & Area Threshold
To reduce distortions caused by parking units, storage spaces, or unusually small allocations, only transactions where the recorded unit area exceeds 30 square meters are included.
Data Cleaning & Standardization
- Duplicate records excluded
- Area and project naming standardized
- Timestamps standardized for period-based analysis
- Computations performed dynamically at query time
Update Frequency
Data is refreshed on a rolling basis from the Dubai Pulse open data feed. Metrics and distributions are calculated dynamically at the time of request.
Limitations
- Bulk portfolio transactions are not categorized separately
- Developer incentives and off-market considerations are not adjusted for
- Relies exclusively on publicly available DLD open data
